Preliminary Costings
The secret to our pre-design process is our approach to getting things right from the start. Killing the toad, putting the right foot forward… is one of your lead in questions “I won’t hold you to this but, how much, in your experience, do you think this will all cost?”
Our belief is – if you can budget for groceries within a growing family, then why not budget for the growing family home or business!
At Delve Design we have accumulated over 40 years experience within the building industry. This knowledge is not to be taken for granted. Our preliminary costings are primarily based on current market rates and include a breakdown of the key expenditure areas including demolition, site costs, preliminaries, PC items, provisional sum items, council fees and charges and many more. It’s not just the key areas of the building works that make up the cost of build – of course pending the degree of difficulty, what should you be tucking away for a rainy day in terms of a contingency? Our goal is to raise awareness to the client at the early stages of this process – place a highly visible pair of goal posts in the ground if you like.
Estimating
Re-designing and giving your property a new lease on life can be an exciting time. However, blowing your budget is a common hurdle in building and can lead to unecessary stress. ‘Blow outs’ can be reduced and/or avoided during the design stages. Rest assured that respecting your financial situation is of utmost importance to our design team: we provide you with realistic plans, which achieve your goals, without leading to a potential financial disaster.
Clarity and accuracy
The ultimate aim of our Pre-Design process is to make sure that both parties are on the same page. By the time we’re finished, you’ll have a clear, accurate understanding of the journey your project will take you on. That includes how the project will be managed, an estimate of the cost of the proposed building works and what time frames you will be working with.
Once our feasibility and costing is finalised, we are able to formulate a fee proposal for the entire Design and Pre-Build process.
